RANDBURG SQUARE RESIDENTIAL TOWER
Revitalisation and Use Conversion
This mixed-use development, a grand old dame of northern Johannesburg has become part of an area which has become out of vogue and fallen victim to isolating traffic patterns.
While the 30 000m2 double-level retail base has commenced the revitalisation process a few years previously, the office tower has become unlettable. The area has instead become sought after for modern, compact, urban living, which seemed to be an obvious step to take in order to fill and activate an otherwise dormant facility.
Residential units were carved out of the office structural grid, which was completely gutted to create urban chic, loft style apartments. The precast exteriors are resurfaced and the structural grid is given vibrant colours and greened vertical elements, grown from each balcony.
Social interaction is encouraged with parkade roof areas becoming community space – football courts, crèche, gym and children’s’ playgrounds.
